    Development Application

    To submit a Development Application, the following is required:

    · a completed Development Application Form (the owner’s consent is required)
    · submission of Plans to accompany the application
    · the appropriate Fees are to be paid
    · a completed Statement of Environment Effects. A Template has been prepared to aid in its preparation.
    · a completed Flood Emergency Plan (required for all flood affected properties)

    Bush Fire Assessment

    A bushfire assessment is required for all affected land. All applications for subdivisions are integrated development
    and will require referral to the NSW Rural Fire Service. The following links to the NSW Rural Fire Service will allow

    Integrated Development

    Integrated Development is where a number of approvals is required from other state bodies, (eg. NSW Fisheries,
    Department of Infrastructure, Planning and Natural Resources, etc ) relating to the environmental impacts of the
    development. One application is made for these approvals, using the Development Application process. For further
    information regarding this process, or to see if your development falls under this category, enquiries can be made to the Planning & Development Department.

    Designated Development

    Designated Development is development that is declared to be designated development by the Environmental
    Planning & Assessment Act, 1979 and Environmental Planning & Assessment Regulation 2000. The definitions for
    designated Development are listed under Schedule 3 of the Regulation. A link has been provided to the NSW

    Checklists

    Matrix Checklist

    Each item of the matrix should be addressed either by written statement or on the accompanying plans. You should note that the matrix does not include all types of development but can be used as a guide as to the type of information Council would require prior to determination of your application.

    Subdivision Checklist
    All subdivision applications, including minor ones, require reasonable detailed information. This checklist has been designed to aid in the preparation of the information required to submit a Development Application.




    How Do You Lodge An Application?

    When submitting a Development Application, go to the Reception area at Council's Administration Centre. Your applications will be given a preliminary check to see that it has been completed correctly. The application will then be lodged and you will be given a receipt for the fee and a lodgement acknowledgement detailing your application for future enquiries.

    You will be notified by mail of Council's decision or if you request, this may be obtained at the reception counter when ready.

    You are advised not to sign any contract until you have received approval from Council.

    Development Applications will take a minimum of 4 to 6 weeks.

    Please note that all registered owners must sign the applications. If the owner is not available, their solicitor may sign on their behalf.




    How Do You Amend an Application?

    To amend an application you will need an Amendment Application Form, the relevant Fee, amended plans and an accompanying written statement.

    Other Approvals

    You may also need to submit another application e.g. Construction Certificate, Septic Application, Water Connections, etc. Depending on what you propose to do, you may also need to be registered with or require approval of a Government Authority such as the Department of Industrial Relations, Corporate Affairs Commissions etc.
