Subdivision Certificate Application
In order to comply with the Environmental Planning & Assessment Act 1979, it is necessary that all subdivisions involving construction works such as roads, water and sewer reticulation, access crossings and any other civil works, must be dealt with in the framework of a "Subdivision Certificate". The purpose of this certificate is to provide Council with the framework necessary to carry out the inspections to certify that all conditions of development consent have been carried out or covered by a security bond for specific performance of those works.
To submit a Subdivision Certificate Application, the following is required:
- a completed SUBDIVISION CERTIFICATE APPLICATION FORM (the owner's consent is required)
- submission of plans to accompany the application
- the appropriate FEES are to be paid
- all necessary Section 88B Instruments are to be submitted at the time of lodgement
Minor Subdivision Certificate Application
Some subdivisions are for the purpose of minor boundary adjustments or consolidation of allotments which does not require any construction works. These applications are dealt with under a separate application.
To submit a Minor Subdivision Certificate Application, the following is required:
- a completed MINOR SUBDIVISION CERTIFICATE APPLICATION FORM (the owner's consent is required)
- submission of plans to accompany the application
- the appropriate FEES are to be paid
- all necessary Section 88B Instruments are to be submitted at the time of lodgement
How Do You Lodge an Application?
When submitting a Subdivision Certificate Application, go to the Reception area at Council's Administration Centre. Your Application will be given a preliminary check to see that it has been completed correctly. The application will be lodged and you will be given a receipt for the fee and a lodgement acknowledgement detailing your application for future enquiries.
You will be notified by mail of Council's decision or if you request, this may be obtained at the reception counter when ready.
You are advised not to sign any contract until you have received approval from Council.
Subdivision Certificate Applications will take a minimum 2 weeks.
Please note that all registered owners must sign the applications. If the owner is not available, their solicitor may sign on their behalf.
